Getting Started
The following is a list of points to research when choosing a remodeling contractor. Based on major remodeling and renovation concerns, the list will help you determine a contractor's reputation, quality of work, project scheduling, and experience.
- Check with the Minnesota Department of Labor and Industry (www.dli.mn.gov/CCLD/RBCConsumer.asp) to verify that the remodeler is licensed by the State of Minnesota. The license number should appear on all printed material supplied by the contractor.
- Find out whether the remodeler is a member in good standing with the Better Business Bureau (www.minnesota.bbb.org), and whether he or she is a member of National Association of the Remodeling Industry (www.narimn.org) or another builders association.
- Request a list of recently completed projects. Make sure the remodeler provides you with a diverse portfolio, and doesn't merely specialize in one or two areas of remodeling. The remodeler should include at least two projects for consideration that are similar to your own.
- Take the time to interview potential remodelers rather than simply soliciting bids. The interview process will allow you to determine whether you and the remodeler communicate well, whether his or her bid reflects your needs and expectations, and whether the remodeler is an individual you will feel comfortable having in and around your home.
NARI contractors concur that the most frequently asked questions for a perspective remodeling contractor are:
- When can you start?
- When will you be finished?
- What time will you knock on my door each morning?
- What time will you quit for the day?
- Are you going to work every day?
- Can you finish before (insert any major holiday or significant family event)?
- How much will it cost per square foot?
Unfortunately, these are not the type of questions that are going to tell you much about a particular contractor.
Here are some in depth questions NARI members recommend you ask before signing a remodeling contract:
- How long have you been in business?
- Who will be assigned as project supervisor for the job?
- Who will be working on the project? Are they employees or subcontractors?
- Does your company carry workers compensation and liability insurance? (Always verify this information by calling the agency. A copy of an insurance certificate does not let you know if the policy is still current. Even if the certificate has an expiration date, you cannot tell if the insurance has been canceled by either party. If licensing is required in your state, ask if the contractor is licensed and call to verify compliance with the law. Not all states offer or require licensing. Check with your local or state government agencies.)
- What is your approach to a project such as this?
- How many projects like mine have you completed in the past?
- May I have a list of references from those projects?
- May I have a list of business referrals or suppliers?
- What percentage of your business is repeat or referral business?
- Are you a member of any national trade associations?
It's also important to pay attention to your gut instincts and to look for intangibles in the contractor's manner or tone. Unlike your accountant or stockbroker, your remodeler will be a part of your daily life and in your home. Your remodeling contractor will know how you look early in the morning and how your dog behaves. It makes sense that you should take some time to carefully evaluate whether or not you "feel" comfortable with this person.
Once you find the right remodeling contractor, you can get to more interesting questions like: What are sleepers and crickets? What do alligators have to do with painting? And why do windows wear aprons?
Remodeling can be fun. It's your remodeler's responsibility to ensure that your project runs smoothly allowing for an enjoyable experience. While creating a dream room or home you can learn a little about design and building. Questions abound, so tap into your curiosity and ask away.
Screening by References
Contact a few of the remodeler's references. Use the evaluation questions below to find the best contractor for your project.
- Was the remodeler responsive to your needs and special considerations?
- Did the remodeler enhance the project with appropriate design recommendations?
- Was the project executed in a timely manner? Was consideration given to your daily living habits? Did project managers schedule subcontractors promptly? Was there consistency between the project manager and the lead carpenter?
- Did the remodeler provide comprehensive specifications and contract documentations? Did he or she make proper use of change order procedure, and inform you of any additional costs before making changes?
- Did the remodeler take time to explain his or her design or building procedures?
- Did the subcontractors and managers communicate effectively with you and among themselves? Were subcontractors courteous and respectful of your living space?
- What types of warranties does the remodeler offer? What is the duration and extent of the coverage?
- Which types of financing does the remodeler offer?
- Were living areas outside the remodeling project area protected from potential damage? Were trash and demolition debris regularly removed? Did the crew leave the job site in an acceptable condition on a daily basis? Did the company provide the means and equipment necessary for the cleanup?
- What is your overall opinion of the project? Did the final product meet your expectations? Did the project stick to your budget? If not, what were the variables involved and who was responsible for the discrepancy?
- Would you recommend this remodeler to your friends and family?
- Ask to visit the referent's job site to experience the project yourself.
